For new clients the Billah Law Firm generally charges $2,500.00 as legal fees for representation of a seller or buyer in connection with the sale of a town home or condominium apartment. Our firm offers lower rates for bulk purchases and repeat clients. Your legal fees may increase depending on the degree of expertise required on the transaction, and the amount work needed to complete the transaction.
Upon retaining our services on line you will be required to make a minimum $500.00 down payment, with the balance due when a contract is signed.
If you are a seller, this fee includes:
• Telephone consultation with client, as appropriate
• Preparation of the sales contract
• Negotiation with buyer's attorney
• Serving as escrow agent with respect to the Down payment
• Title report review
• Attendance at Closing within the Borough of Manhattan (Travel charge
of $150.00 applies outside of Manhattan)
• Preparation of Closing Statement
If you are a buyer, this fee includes:
• Telephone consultation with client, as appropriate
• Review of the sales contract and Prospectus
• Negotiation with seller's attorney
• Title report review
• Attendance at Closing within the Borough of Manhattan (Travel charge
of $150.00 applies outside of Manhattan)
• Preparation of Closing Statement
Please note that not all contracts necessarily result in a successful Closing.
For example, a proposed buyer with a financing contingency may not be able to
obtain the necessary loan. Failure of one party or another to satisfy their respective
obligations under the contract may also result in a cancellation of the transaction.
These, of course, are only examples. Since a law firm cannot guaranty the result,
our fee shall not depend on whether or not the transaction actually closes. Disbursements
for items like photocopies, faxes and messengers are also billed separately.
The Billah Law Firm reserves the right to discontinue representation in the event
of non-payment of fees, conflict of interest or for other reasons which ethically
make withdrawal advisable in the opinion of the firm.
In the unlikely event that a dispute may arise between the firm and you, we mutually
agree that New York State law shall control, and that venue for any action or
proceeding will be exclusively maintained in a Court of competent jurisdiction
located in the borough of Manhattan, City and State of New York.
